Mobile Homes - Frequently Asked Questions FAQ
JZM Homes- FAQ section
Dutch House? English Cottage? Is the Mobile Home?
Many of our Customers ask: What's the difference? Well, the names Dutch house or English house come from their countries of origin. In the Netherlands and England, mobile homes are very common. Because of their advantages. Which led to giving them such colloquial names. Dutch House, English House, Mobile House - all these names describe a house on a chassis with wheels. In the offer of JZM HOMES, you will find year-round summer houses in a mobile version. This means that the construction of the houses that we produce for you is placed on a frame (we make frames in our own welding shop) equipped with axles and wheels. This means that we are not dealing with a building but with a trailer without homologation.
Can I live in a mobile home in the winter?
Each year-round mobile home, including a year-round mobile home manufactured by JZM HOMES, is made with year-round insulation. Our standard insulation is mineral wool 15 cm in the floor and roof, and 10 cm in the walls. This is enough for the comfortable use of the mobile home in winter conditions. Many of our mobile homes are ordered with the intention of year-round residence for several years or even as a permanent accommodation. Depending on your needs, the mobile home can be insulated by thickening the insulation of the walls and roof. Please do not take it as a lack of insulation in the basic version. The houses we build have a skeletal ( timber kit ) structure and are insulated in the standard version for use in winter during frosts. The difference is that constant use during the winter would result in higher costs related to heating the house. Standard insulation is designed in such a way that the house will be used more as a summer house and occasionally during the winter for weekends, New Year's Eve, and a week of winter holidays. In this case, thickening the walls may never pay off. Customers from Scandinavian countries or customers who intend to use mobile homes for a longer period of time during the winter or live in a mobile home permanently can choose additional insulation options. In this case, it is completely justified and makes economic sense - heating bills will be lower, and the investment will certainly pay off. Please ask our customer service for more details.
How to prepare a plot for a mobile home?
In order to safely place a mobile home on a plot, foundation footings or a foundation slab must be prepared according to our guidelines. Foundation footings for a mobile home are designed to support the frame of the mobile home in order to stabilize it. We make 8 (4 per side) trenches 50cm x 50cm and at least 80cm deep and pour concrete. Flat with the ground (not a post - so that the mobile home can drive over the support prepared in this way. After driving over the house, we use ordinary concrete foundation blocks, which in turn are placed under the house frame and leveled. A house that would stand on wheels would be unstable and swing. The foundation plan of the mobile home is prepared by us after the final confirmation of the position of all rooms, and in particular the bathroom. This is because the foundation plan of the mobile home also includes the layout of the house's connection to the sewage system (septic tank), water, and electricity connections. are on one plan, shown with dimensions and in a clear and easy-to-understand way. As it follows from the above, the house will of course be connected to utilities, so you will need sewage, water, and electricity. Our mobile home has a 110mm outlet to the sewage system (traditional as in the construction of a PVC pipe, it is also easy to connect to it), and the water is connected using a 25mm pipe - once again the same pipe as used for the water connection on the plot (blue pipe dug into the ground). The power connection, in turn, is made using a 63A socket, which ensures comfort because it facilitates connection in just a moment after setting up the house, we plug it into the socket prepared by you, which means that we have electricity immediately connected to the mobile home (after all, all internal installations are ready). A tractor, excavator, or rarely a crane is also useful, or rather necessary for unloading and maneuvering on the plot, and a few strong hands to help during assembly. Of course, we can also help with these matters on request, so if necessary, you can rely on us.
How does the transport of the mobile home look like?
Mobile homes are delivered to the plot or holiday park on special tow trucks or low-loader semi-trailers. Even if the houses are optionally equipped with a torsion axle, unfortunately, they cannot be driven on public roads due to the lack of approval (the dimensions of the mobile homes do not allow it). The wheels are used for maneuvering on property or private roads. The transport tow truck will arrive as close as possible to the house's foundation site, after which the mobile home is unloaded and dragged to its destination on its own wheels. Transporting a mobile home is a real challenge. Due to their size, it is required to obtain appropriate permits for transport, involving pilots or police assistance. This means that the cost of transport is always priced individually.
How to connect the mobile home to electricity, water, and sewer?
Mobile homes are equipped with approaches and connectors that allow them to be connected to standard media networks (just like traditional homes). At the stage of arrangements and after confirming the project, we know where to locate them and what type of power supply is expected - 230V/380V. The sewage system is connected with a 110mm sewer pipe, water with a fi 25 blue pipe, and electricity with a 63A socket. All these connections are shown on the mobile home foundation plan, which we will prepare for you. The water installation in the house allows you to easily drain the water for the winter period (in the case of uninhabited houses). The sewage system can be connected to the network, septic tank, or sewage treatment plant.
Are there mobile homes with equipment available?
Yes, of course. We produce our year-round mobile homes in various versions of equipment. The BASIC version, i.e. the so-called developer's standard, for self-finishing (but with all installations, room division, connections in the bathroom and kitchen) or a fully equipped PLATINUM version - with furniture, a bathroom, a kitchen and furniture, a corner sofa in the living room, heating, finished floors, and internal doors, all in colors that you select from our extensive sample room. Please make yourself familiar with our finishing standards for mobile homes. Of course, these versions of equipment can be freely mixed and you can order a year-round summer house only with a finished bathroom or bathroom and kitchen but without any furniture. Everything can be changed and individually matched to your needs. For your comfort, we have created a price list of additional options, so that you can navigate it in a simple and easy way.
Is it possible to design a mobile home yourself?
Yes - we even encourage you to do so. It is important that you receive the mobile home of your dreams, and we, as a manufacturer of mobile homes, make these dreams come true. Please make an appointment with our mobile home designer. You have a choice ( but you are not limited to ) of 3 'standard' sizes Mobile House 3.5x10 OPTIMA, Mobile House 4x12 FAMILY and Mobile House 4x14 PEGASUS. Based on the construction of these 3 houses and the choice of the Variants that suit you best, we can freely arrange the appearance of the mobile home from the outside and inside. Our team will help at every step of the house design. We will consult the size of the bedrooms with you. We will put beds and bedside tables on the plan (whether you want them or not), this is to show how much space (passages) will remain, and where the window will be installed (because now you will see the neighbor's fence, but you don't want to see it, so we will change the project for you). Then the size of the second bedroom and what you want it to contain. The same with the kitchen, living room, and bathroom. Or maybe an additional separate toilet is needed? We confirm the position of the front door and windows. We add additional glazing or resign from some. Of course, we move the position of the windows so that it makes sense (because of the terrace, the tree grows here and would cover the window). The last step is the composition of the facade of the mobile home and here we can boast that our range of possibilities is almost unlimited. From siding as the basic facade, through natural wood and a composite board in many versions (we even offer a chamber composite board) and ending with the possibility of inserting sheet metal, which is so popular now and makes the house look very modern (not like Dutch houses - green and looking like trailers). With us, your mobile home will look like a real home.
Is it possible to change the designs of mobile homes?
Each year-round mobile home that leaves our mobile home factory is different. Each model and each variant can be changed to your taste and needs. The only limits are your imagination and construction possibilities. Our mobile home designers will help you design your mobile home from scratch.
What are the finish options for a mobile home?
Each mobile home is tailored to the taste and needs of our client. We have a diverse range of mobile home finishing options. Our showroom is rich in all types of finishing materials for rooms such as bedrooms, living rooms, and bathrooms. There are many options. We can make a house for you with only a bathroom or bathroom and kitchen finish, and nothing more, leaving the furniture for you (because, for example, you have your own furniture). Of course, we can furnish such a house and finish it turnkey so that it comes to you ready to move in. We invite you to our design office, we will help you choose the right materials for your house, and we will make sure that it is luxuriously finished and meets your expectations.
Can I see the finished house?
Of course. Welcome to our mobile home factory. We have a show house and you can see many of the houses that are currently in production. Depending on when you visit us, you will see houses in various stages of finishing: from the frame of the house, through the skeleton of the mobile home, to finished houses waiting to be picked up by the owner. The latter is the best to see because, after the production and furnishing of the house, every of it looks beautiful. Our designers will help you choose the right mobile home model and prepare a project that meets your needs.
Can a mobile home be a holiday home?
Of course. Mobile Homes by JZM HOMES are year-round, they can be used in summer and winter. Houses of our production, although year-round (which results from their insulation), of course, fulfill the function of summer houses. Insulation of the house in the summer serves as thermal insulation, which means that the house does not heat up like its counterparts in the form of Dutch houses. We intentionally write here that our houses are of the DUTCH TYPE. However, there is a fundamental difference in the construction of the house and its insulation. As an additional option, we offer air conditioning, and air conditioning greatly improves the comfort of using a mobile home in the summer.
Is it possible to agree on how the house should be made during production?
Of course. All our mobile homes are manufactured for you on a chassis with wheels made in our welding shop, and then we build a frame house on such a frame. We make arrangements at many stages - from designing the interior of the house and the facade to the position of lighting, sockets, and switches. In all buildings, we agree on the design of the kitchen and bathroom. And many other things, which depend on the equipment of the house.
The price of a mobile home - what does it depend on?
The price of a mobile home depends largely on the construction materials used. In the case of mobile homes manufactured by JZM HOMES, we are dealing with a steel chassis. It is not standardized, but the rigidity of the chassis depends on the profiles used - their thickness (thin profile = slender frame and the house bends when walking inside). Certified C24 structural timber is also one of the components of the house price, the use of cheaper material reduces the price and dramatically affects the quality of the structure. Materials such as insulation wool (thermal insulation of the house), roof sheathing (ours has a 15-year warranty), the standard of electrical installation (3 fuses for the whole house, full box, and divided electrical circuits as we do it with us), hydraulic installation and its quality.
Another element of the price of a mobile home is its internal equipment. Here the issue is very broad because we are dealing with the range of prices for houses in the BASIC version, i.e. the so-called developer state for PLATINUM or DIAMOND equipment, where there is more and more equipment included in the price. We refer here to Mobile Home Equipment Options.
Buying a new car is a good comparison here. The price of a mobile home is, as in the case of buying a new car, related to all the elements that will be included in it. The final price with selected equipment is always calculated for you and given as the price of the entire mobile home project, detailing the components of this price, i.e. in black and white do you have information about, for example, the price of an additional window or, for example, how much is the surcharge for air conditioning.
